Fund overview and background
AAA Storage has created a new investment offering to provide investors with a diversified fund offering while sunsetting most single-property syndications. With the fund structure, AAA Storage will provide increased diversification for investors and a more efficient overall business model. Growth Fund 1 is the first offering under this new structure.
AAA Storage launched Growth Fund 1 in late 2023. The fund is developing 5 self-storage locations and 3 office/industrial flex business parks in Texas and Florida. The Fund's strategy is to develop stabilize and sell these properties to provide attractive time valued returns to investors. The target return for the Fund is a 19% IRR over a 6-8 year period. Strategy and opportunity.
The yield on costs (rents/sq ft vs. cost to construct) in self-storage and office/industrial flex warehouse development generally exceed all other sectors in real estate and support significant value creation. This fact combined with the historical NOI growth in both sectors makes the development of self-storage and office/warehouse properties an attractive investment (stabilized NOI as a yield on cost to construct).
